We have our house for sale with two estate agent in our area but in a year we have only had two viewings even after reducing the price as advised , but stil no response , we are looking to move to a larger property with some land but i don, t know what else to do to sell this house they seem to have advertised the house plenty on the internet but still no viewing . any ideas?? house is a five bedroomed detached dormer bungalow with 1/ 3 acre garden 32ft heated swimming pool not over looked front or back and i/ ve dropped it from £495.000 to £450.00 which is below a lot of other houses this size in our area we had it decorated inside and out before putting it on market so it, s not in need of decorating apart from personal choice .don't really know whats wrong with it.

Target your advertising more specifically - in your case you will have to decide what this means (radio ad? TV ad? etc.).

The real estate market seems to lag behind the rest of the economy. The economic boom of the 90's gave people the money for the real estate boom of the early 2000's. But now the economy has been sour for over 5 years, so the real estate market has dried up too. We need Bill Cinton back. Too bad we cant have him.

Maybe you should contact a stager in your area. That is someone that comes out and gives tips on making a home show at it's best. I think HGTV even has a show dedicated to this problem. Designed to Sell. check it out, you might get tips. It might not be the house, but the exterior landscaping or it could be the area you live in. Stagers are usually found under the interior designer sections of the yellow pages.

I had a few friends go through this. One of them ended up calling an insurance agency to see if they needed any houses for fire victims and it turns out they did. I don't know where you live but it's a tough market out there. I live in Michigan and houses are just sitting with no one looking.

I don't know where you live, what your house is like, or what you are asking. The economy is changing, interest rates are going up, and money is tightening up. Fewer people are buying houses, and sellers just like you are sitting on houses they cannot sell. You may have to reduce the price further, or be very very patient.

You have listed with estate companies? Is this an estate sale? How can you list with two companies? Usually they won't let you do that, contract with two simultaneously. I'm a real estate agent, and in my humble opinion I think you are making 3 very big mistakes: 1) you are trying to sell in a sellers market when there is a glut of homes being sold. 2) you are trying to sell at a time just after the cost of homes doubled and people are refusing to buy now. 3) instead of keeping a smaller home because the cost of services, insurances and mortgages, etc. are going up, you are buying larger....wrong time to buy. By reading your question; you and your agents have done what is required to do to present your home ; the problem is the bubble burst on the housing industry. We have our house on the market since February, in the six months we have only had a couple viewers; with no luck; they said the house was too pensive for them; why look if, the house is too high for their budget??? we have done everything a human been can do to sell this house; at the beginning we tried to sell it ourselves with no luck at all; we hired 2 different Real State agents. Do you know that here in Reno Nevada; they are even offering a band-new car; in the driveway ;it was on the paper the other day. How can i compete with such a deal? so here we seat; cleaning and cleaning;and cleaning by the way I'm getting too tired to continuing my cleaning . I'm going to the casinos to do a little gambling. i wish you luck and wish myself luck at the casino. bye

Maybe the inside it cluttered. try taking everything out except the essentials. make sure that you have scented candles burning at the time of a showing. maybe a lick of nuetral paint in each room and clean all the carpets. good luck

We had trouble a few years ago with agents who really wanted it as a rental property. We solved our problem by Auction, and we did get a good price. Good luck!

Wish I were there to help you......used to be an agent, but now just go in someone's house......start getting rid of too much stuff...........tell the owner to get a storage unit.........and then maybe spend 500.00 of theirs to add the finishing touches. It is well worth the money. Small example.....got 5 pictures of your family on one table, take all but one off.........you want people to see your house, not look at pictures.............so many ideas, but first you go to get a realtor who is going to work for you. Fire the people and you only need one realtor (I would have never worked with another realtor to see a house)....good luc,k

You may be in trouble...if you have the most expensive house in a neighbor hood. For example if Your house is $450,000.00 and all the other houses are $150,000.00 you may have to bite the bullet and take a loss.

Find a hungry energetic estate agent(offer bonus of- well something like a carrot- paid after successful closing) First what is the average market value of your place(see above, competent agent should know this or will find out) Regardless of gold faucets if your price is out of whack with neighborhood no one will even qualify with loan... and how many pay cash? Most remodeling money is wasted. Should be done when you move in... Second, if above has corrected possible price disparity, look at your house from a buyer's perspective. ANYTHING broken or shabby needs to be 'buff'. A coat of paint- is the best remodel to help sell... our is the house already a delightful dark purple? The house should not stand out in that fashion. Neighbors? That sewage company next door WILL have an effect on selling and lower 'average' price by ten percent regardless(or any number of innocent problems). Three things crucial in real estate, location, location, and location! Inside all repaired: no stained rugs marred walls chipped frames... Good. Clutter? You are NOT trying for that family look. You are going for the hotel look. If you have children good luck! MINIMUM personal belongings and decorations. A 'naked' house seems larger and a better deal. Add mirror if necessary. LESS is WAY MORE in this case. Spend a little money on flowers. Lawn/ house maintenance must be kept 'perfect'. Third, with non-crazy price AND perfect house inside and out, you need to attract house buyers. That is both your and your agent's responsibility. Strictly relying on Internet to sell almost guarantees a non-sale- or do you have 360 constant web show? Talk up advantages, post local notices, and your agent should be listing nationally etc. Sounds like you're trying for top price at low cost. Now is not the time for that strategy. Do you HAVE to sell? Then bite the bullet... and realize with all fixed up, well paid agent, then the only flexibility is price(if ten pass with it's too expensive, then it is probably too expensive). 1. fix house(pretty and less is more) 2. 'bribe' agent(should agree on number of viewers expected) If normal commission 6% offer 6.5%... 3. Be prepared to stay until market improves or bite bullet and accept loss(with knowledge of pitfalls of real estate earned).
